You can see so many Phuket properties on the market as you walk along the streets of Phuket, Thailand and if you look at the website of any major bank, there are so many Phuket properties for sale advertised on the main page that they are beginning to look a bit like realtors business sites. These places sell for up to a fifth of their actual market value, the National Association of Thai Estate Agents says. People keep hearing about how some people made it big in buying into an investment on the ground floor, and how their friends kick themselves for not getting in at the right time. Anyone would be forgiven for wondering if this might not be the right time to go house hunting for a great bargain and buy some fantastic Phuket real estate.
In fact, the banks that have repossessed these homes (and thrown the families that lived there on the street, presumably), have hundreds of thousands of homes on their hands that they aren’t advertising just yet, because they don’t want them to lose value. They say that over the next few months, there can be about a half-million more listings showing up. But if it is the buyer’s gala out there, you mustn’t glibly expect that they would be so anxious to make a sale that they wouldn’t try to push shoddy merchandise on you. The banks have taken so much loss with these Phuket real estate investments of theirs, that they are looking to make every penny possible putting up selling these Phuket properties for sale, and wouldn’t mind skipping a quality check here and the odd detail there. While the deals are out there, the really great bargains in the great neighbourhoods are quickly taken. There is somehow legions of buyers out there who go looking, and pay cash down, beating out mere mortals who might need financing options. You just need to go about it with somewhat more reasonable expectations for the neighbourhood you’ll accept your bargain home, and you’ll have to be a little creative finding the best deals on these Phuket properties for sale. The banks that own these properties are not really looking to invest anything in them anymore; so you do have to keep your eyes open for physical problems. Designing with pavers

Pavers are decorative and are used for pedestrian and vehicular areas. Pavers also happen to be 4 times stronger than a poured concrete slab. Overall, designing pavers into your landscape or hardscape plan is simple. Pavers come in a large array of sizes, textures, colors and shapes, which ensures there is absolutely an option available that will mesh well with your big plan. Designing with pavers is fun, and will keep you busy. Following some very basic design guidelines will ensure that you will be completely satisfied with your new patio pavers, walkway pavers, driveway or pool deck pavers.

Your driveway pavers or patio pavers do not need to be laid in the same pattern as each other, switching it up creates a custom appearance and can put emphasis on different areas. Pavers are available in circle, half circle or even fan patterned kits to create attractive, ornamental accents in your hardscape. A running bond walkway can lead you to a wide open patio laid in a random pattern. This will let you know that you have arrived in the main entertaining area and it’s time to relax.

Using texture will add character to your entertaining areas. Using lightly distressed to heavily tumbled stones will create an old world charm that lends well to country french, Tuscan or ranch style homes. You should, however, consider the location and purpose for the pavers when selecting a texture. All pavers are skid / slip resistant, so putting smooth surfaced stone is not a concern.

When choosing a color, or colors, keep in mind the the house color and sort through the paver options that are similar in tone with your exterior walls. Pavers look great against any surface; a clay-brick color compliments stone or wood siding and tans, light greys and brown blend well with stucco or painted surfaces. You can also go bold and choose a sharply darker or lighter solid color. Doing this can create vivid contrasts to really define the nature of your hardscaping. Blended colors are typically recommended, and for many good reasons. Blended color seem to look for natural, after all, the majority of natural stones offer variegated color blends. Blended pavers help tie in multiple surrounding colors, it’s good to try to tie in the roof line color, and accentual colors from window or door framings, and of course, dominant colors of your garden.

I wanted to be on a lake that was great for fishing. Particularly for northerns, walleyes and perch. Thompson is a great lake for those and crappies and smallmouth bass.

It’s also a natural lake instead of a reservoir. The water level came up in the 80’s when they had some really wet years. A lot of farmland got flooded so it has lots of structure, stock damns, sunken trees and trees standing in the water.

There are parts of it where you can fish sand, mud, gravel or rocks. It’s a real snag filled lake and most people have the best luck with bottom bouncers. Lol, I even lost a lot of tackle fishing from my dock.

Lake thompson is big too. Somewhere around 17-18000 acres or so. Depends on the water levels. It was so big that one of the first things I did was get a map. I looked at the South Dakota GFP map but it didn’t have enough detail so I got one from the bait shop in Lake Preston.

Mikes South Dakota Lake Maps were the best I found. He has more maps than just for Thompson tho. GPS maps at that and you definitely need the GPS info on Thompson. It’s big enough to get lost at night. I had a few people knock on my door in the middle of the night, every year I lived there.

Lake Preston South Dakota is right in the center of some of the best fishing in the country. Close by are Lake Thompson which is great fishing for walleyes and perch, Lake Henry, which is connect to Thompson when the water is high, for walleyes. Then there is also Whitewood lake which is really great for perch in the winter.

Lake Thompson in South Dakota is one of the premier fishing lakes around and has a very nice state recreation area where you can rent RV and camping spaces. They also have some small cabins for rent.

If you happen to be looking for vacation house rental south dakota you can check with the Lake Preston motel as they do have a house they rent out. I’ve stayed there a time or two and it’s a nice house. The motel also has kitchenettes if you don’t need a whole house.

Pavestones now allow you to create beautiful, eye catching, yet durable hardscapes around your home and garden. Pavestones have come a long way from when the Romans used them to create the first roads that helped the expansion of the Roman Empire. The pavestones used over 5,000 years ago were not decorative like they are today. They were made of natural rock or lava rock and were rectangular or octagonal in shape. Today, pavestones come in hundreds of shapes, colors, textures and sizes.

Creating your dream driveway, walkway, patio or pool deck is made easy when using decorative interlocking pavestones. Pavestones are offered in solid or blended colors that can easily be mixed and blended to highlight different color accents in and around your home. A popular design feature is using a darker paving stone to border the rest of the paved area. This will standout and give your hardscape a truly custom appearance.

Pavestones are manufactured in many different shapes and sizes to allow for flexibility of design. Installing Paving Stone in California

Installing paving stones in southern California will not be the same as installing paving stones in northern California. The difference in the installation process is simply because of the rainfall amounts and the native soil types. In northern California, the rainfall is much more than in southern California which will require a thicker base preparation. In southern California the standard base preparation for a typical residential paving stone installation is 4 inches. Usually a geo-textile fabric is not required since the native soils are generally hard with minimal clay. In northern California, where it rain’s much more, a typical driveway paving stone installation will require 6 to 8 inches of sub-base preparation.

There are some areas in southern California that have high clay contents, which expands and retracts as it gets wet and then dries. This causes swelling and instability beneath the paving stones. In these scenarios, it is important to excavate deeper and install more road base. It is also recommended to install a geo-textile fabric over the native soil, before laying the road base down. This will prevent the road base from getting mixed into softened clay when it saturated, reducing the potential of a sagging paving stone installation.

When you’ve completed your excavation, road base (typically a mixture of ¾” – gravel and dirt) will be installed and graded for drainage runoff. Road base should be compacted in 2 inches. The top of your base layer will be 3.5 or 4.5 inches below the final grade of the paving stones, depending on the paving stone thickness.

When your base is finished, you are ready to install your sand. The Interlocking Concrete Pavement Institution suggests using a plaster or washed masonry sand. Once this sand is screeded evenly to a thickness of approximately 1″ you are ready to snap lines and prepare to install the paving stones.

You must install an edge restraint in the areas of the border that do not abut a foundations or some sort of natural restraint. The edge restraint will hold your paving stone border in place and act as the picture frame that holds your pave stones together. There are plastic or metal edger’s that you can install at the edge of the paving stones that stake into the ground with 9 – 12 inch nails or stakes. What I’ve found to be the best edge restraint is to trench along the field stones the entire depth of the base, if you installed 4 inches of base and 1 inch of sand, you would trench a total of 5 inches adjacent to the field paving stones. Mix some concrete and fill the trench ½ full. Then install a piece of #3 rebar horizontally in the trench and fill in the rest of the trench with concrete. Lay your border stones into the wet concrete, tamp with a rubber mallet and allow it to set. The concrete edge restraint will hold your border stones down and will also act as a retaining wall for the sub-base material so it does not mix laterally with any native soils.

Finish up your paving stone installation by spreading a layer of angular, course sand over the paving stones. Use a vibrating compactor to vibrate the sand into the joints of the paving stones. This will take several passes with the plate compactor.

Gun control and residential security systems

Residential security is the same as saying home security, to most people. I would expect someone selling residential security systems to be an expert in that field and not an expert in office security. I’m curious what people think about when they see “Home Security” because it makes me think of a single family house. Residential security makes me think of apartments for some reason.

No matter what you call it, home or residential security, we all want it and are willing to pay for it. Everyone wants to feel safe in their home or residence. So what’s different about residential versus home security. Not a thing as far as I can tell. I suspect it’s an advertising thing and one phrase appeals to some customers and the other to different customers.

Nothing like a gun to ensure personal safety if the person carrying the gun knows how to use it. As much as it pains me to admit it I do know people who’d do more damage to themselves with a gun than they would to a robber or home intruder. These idiots are sometims used as arguements for gun control.

Guns are a tool. A piece of metal and plastic. Nothing more, nothing less. The problem isn’t guns, the problem is what people do with guns. Statistics show that homeowners are more likely to hurt themselves or some in the house than they are an intruder. So the call is to ban guns to protect idiots from themselves.

I have a different solution. Like all tools some training is required to use the tool correctly. Gun training should be mandatory in 4th or 5th grade in every school in the country. Yes, girls too.

Oh, come on, we, as a country are never going to give up our guns. Never! It just won’t happen. We may outlaw guns but no matter what we will never give up our guns. We also have the perfect excuse. They protect our freedom and our personal safety. The govt can’t do that even if they could somehow manage to confiscate all guns.

Security systems are available to protect practically everything these days. There are security systems to protect houses, businesses, cars, boats, motorcycles, computers and everything else you can think of. Even kids use security systems without realizing it as a bike lock is a simple security system.

Besides all of the things that can be protected with a security system there are sub categories within each system. Take a look at home security as an example. There are a ton of security firms that will provide your house with monitored security. Then under that there are more categories, burglar alarms, lighting systems, intrusion detection and more. It can be hard to decide just exactly what security system you need.

Then you can choose from a hard wired system or a wireless security system. IF I were building a new house I’d go with a wired security system with a battery backup just because you can save a bundle on home insurance and it adds value to the house when you want to sell it.

Home security is a personal responsibility and home security is something you should think about when buying your house. You consider the neighborhood because you want to live in a safe and secure neighborhood but few people consider home security beyond that when buying a house.

Most new home owners don’t think much about security until they move into the house. Most loans require the house to be insured and that covers you if someone gets hurt on your property or something gets stolen but it is not home security. Your home owners insurance generally comes into effect after you’ve been robbed, not before. Home owners insurance is not security against being robbed or hurt in your own home.

My investment in Phuket real estate

Now I have moved to Hong Kong I am thinking seriously of buying some Thailand Real Estate. The reason for this is due to the realisation that so many English living in Hong Kong go to Thailand for their holidays, as do a lot of Australians. My Company is paying for a house in Hong Kong for me so I have some spare cash to invest in something whilst I am here. I will be here for 5 years so if I buy some Thailand property now I will be able to get it all set up and settled before I return to England where I wont be able to go over to Thailand so easily. Where do I start? Well, I began asking around the office staff where they would look to go on holiday and what would they be looking for in a Thailand villas? I found that the most popular choice was Phuket real estate and Phuket villas so I decided to pop over there for the weekend and went in to a few Phuket real estate agents to see what they had to offer. I organised to look at a few Phuket villas the following weekend.
I was pleasantly surprised at what I found, I could get quite a lot for my budget and so I invested in 3 bed-roomed Phuket villas with a small plunge pool and that is 10 mins from the beach. It will take me a few weeks to furnish it and organise the rental set up but the Phuket real estate agent will be helping me with all of that.

When applying for a mortgage, the lender you have chosen will take many factors into account. These factors not only influence what type of loans you can qualify for but also what your monthly payments will be and how many years you will take to pay the loan off completely.
